OCCH helped create and preserve 2,271 units of housing in 2017 by investing $260 million equity in 36 affordable housing developments. In addition to providing competitive pricing and deal terms, we also strive for quick and efficient transactions and quality underwriting. Our expertise with local markets and our relationships with funders and government agencies help our partners throughout the development process. More than just providing equity, we help structure deals, provide technical assistance, and deliver creative solutions as issues arise with partners.

OCCH has been committed to providing capital for the creation of vibrant, sustainable communities for working families, seniors, and special needs populations for almost 30 years throughout Ohio and Kentucky. We are committed to our investments, ensuring that the developments remain viable with continued financial and operational oversight. OCCH keeps partners informed of industry changes and helps build capacity in the development and management of affordable housing.
OCCH’s distinctive level of technical services, knowledge of local markets and the current investment environment, and extremely competitive pricing allows us to invest in a significant percentage of the LIHTC properties in Ohio and Kentucky.
The projects in which we invest include family, elderly and special needs projects located in urban, suburban and rural communities. Recent projects have included workforce housing, housing for student parents attending college, housing that transitions youth from foster care, and Recovery Housing with a rehabilitation component.
The NRP Group LLC (NRP) and Community Development for All People (CD4AP) developed Career Gateway Homes as a workforce housing model located near Nationwide Children’s Hospital on the East side of Columbus. Career Gateway Homes offers 58 units of high quality housing and provides a training center focusing on financial support, training, and job placement to prepare Career Gateway Homes’ residents and neighborhood residents to be future employees and to fill the growing needs of the companies in the area, including the hospital and the local Columbus State Community College.
Developed by Buckeye Community Hope Foundation and Muskingum Economic Opportunity Action Group, Inc., Valley View Place is 34 units of affordable senior housing in Muskingum County, Ohio. The newly constructed ranch-style housing provides residents with attached garages, front porches, back patios, community building, computer learning center and library, walking/biking paths, fitness room, and laundry facility. Home-based care services are provided by Area Agency on Aging Region 9, Inc.
In 2016, construction was completed on the $7.5 million phase II of Columbus Scholar House, a 38-unit unique affordable housing community for low-income student-parents designed to improve lives, families, and communities through education. The project, co-developed by Columbus Metropolitan Housing Authority and CPO Management/OCCH, was launched as a pilot in 2012, thanks to a partnership with the Affordable Housing Trust (AHT).
Columbus Scholar House residents are first-generation college students who face barriers in completing their degree. The Columbus Scholar House community provides quality, affordable housing, comprehensive resident services, and childcare to support parents and their children concurrently, applying a two-generation approach to end the cycle of poverty.
Future Scholars Community Learning Center, located on the Scholar House campus, opened its doors in September 2016 and operates through a partnership with the YMCA of Central Ohio. The Center serves Columbus Scholar House familes, as well as other families living in CPO-managed communities. The Center has capacity to serve 96 children ages 0-5 years, along with 15 slots for after-school care.
Development partners in the Scholar House include Columbus Metropolitan Housing Partnership, Community Properties of Ohio Development, and Community Properties of Ohio Management Services, LLC. Financing for Scholar House was provided by the Affordable Housing Trust of Columbus and Franklin County, City of Columbus HOME Funds and General Obligation Bonds, Ohio Capital Finance Corporation, Columbus Metropolitan Housing Authority, Ohio Housing Finance Agency, and Ohio Capital Corporation for Housing.
Developed by Wabuck Development Co. and Henderson Addiction Recovery Center, the Men’s Addiction Recovery Center (MARC) in Bowling Green, Kentucky is a facility that offers counseling programs and housing for men who are homeless, chemically dependent, and/or incarcerated for drug related offenses. The new 44-unit center is part of the Recovery Kentucky program, which helps Kentuckians recover from chronic substance abuse and addictions, and move towards a life of sobriety and productivity.
Eastern Scholar House in a unique program that incorporates housing, education, and wraparound supportive services for single parent family households with children. Kentucky River Foothills Development Council developed the project as a housing and education initiative introduced by the Kentucky Housing Corporation. Residents are full-time student parents in a degree or specialty institution of higher learning who receive counseling and supportive services, including on-site childcare as they further their education.
The Westerly Apartments is a collection of three historic apartment buildings in downtown Lakewood, Ohio undergoing significant rehabilitation of a combined 453 units by Lakewood Senior Citizens Inc., and CHN Housing Partners. The three buildings are connected on the first floor by hallways and an atrium. The campus buildings feature on-site management, community rooms, business centers, laundry facilities, elevators, libraries, on-site senior center, dining room with meal service, gift shop, game room, beauty salon, storage, exercise room, and parking. The on-site senior center offers a variety of services and amenities to the residents including transportation, banking, food delivery, shopping trips, wellness visits, and much more.
Originally built in the late 1800s–early 1900s, Cutter Apartments, located in the Pendleton Neighborhood of Over-the-Rhine in Cincinnati, was converted into affordable housing in 1998 and then rehabilitated by Over-the-Rhine Community Housing and Wallick-Hendy Development into 40 affordable apartment homes for families. The eight-building scattered site is located in the historic Over-the-Rhine district, an area ripe with historic architecture and continued urban revitalization.
The Residences at Eagles Point, developed by MV Residential Development, Home Is The (HIT) Foundation, and St. Mary Development Corporation, involved the adaptive reuse of the historic Eaton High School building into 40 units of family housing in Eaton, Ohio. As part of the overall rehabilitation, the former auditorium, cafeteria, and gymnasium areas of the building were repurposed and remained for community use, offering after school programs and other supportive services, a bistro café open to the community, and the Sinclair Community College’s Workforce Development Training Lab.
Trent Senior Village, developed by Episcopal Retirement Services and Model Property Development, LLC, was a former apartment and church complex built in 1972 that was rehabilitated into 54 units of senior housing in Lexington, Kentucky. Trent Senior included the adaptive reuse of six vacant building on the campus converted into apartments and community and office space. Trent Senior features laundry facilities with washers and dryers, clubhouse/meeting room, fitness center, library, and computer room.
